Q: Do I have to
pay, or run so many searches each month to keep my account?
A: No Renters Check
does not charge a signup fee, no do we have any limits on
activity each month.
Q: How do I
signup to use your services, and what is needed?
A: Anyone can signup
landlords,
tenant screening
company's, general public, or anyone
that rents anything to the public. It is a simple process
to signup. You will first signup online using our online form.
We then will receive your information and enter your account
into the system. You will need to sign a payment form, an
agreement form and fax, or mail this information to us within 24
hours. Most of
this process can be completed online, and your account will be

Q: How do I receive my
background reports after I order?
A: In your member
account there are many things that you can do online such as
updating your information, view billing history, current
billing, as well as get your reports online that you ordered.
The process to get your reports is very simple and easy to use.
You will first order a product, and we complete it local. When
we complete your ordered results we send them to your order
status page in the members control panel. You will have the
option to print the report, delete it, save it, or view notes
that contain important information about each search. To see a

Q: What type of company's can sign up?
A: Any company, or
individual can join, and become a member and have access to most
searches. Many company's such as
rental company's,
tenant
screening services, landlords, collection agency's, and anyone
that rents anything to the general public, or to a business.
This is done as our system is setup to to limit access to all
searches that are governed by the FCRA, and GLB laws. For
example if you are a rental company that rents tools to the
general public on a long term basis, you will have access to
credit checks, and other services if all FCRA documents have
been signed. Another example, if you're a landlord that rents only
a few apartments over a long period of time, you will have access
to all available searches within our system except for credit
checks until the proper documentation has been signed by you and
sent to us. We do this to protect ourselves, as well as you. We
have such a large range of products/ searches available that some we must
restrict access to, until you provide documentation.
Q: Can I sign up if I'm an individual?
A: Yes you can! You
can access as many products as a company can. Most searches do
not need documentation, but always to protect yourself you
should set up a company, and get each applicant to sign a waver
and keep this on file for no less than 2 years. We welcome

Q:
I rent something that is not on your list. Can I still
use your services?
A: Yes depending on
your business, or needs. Renters Check is not only a
tenant
screening, or landlord screening
company, We also allow anyone that
rents anything to the general public to use our services. Their
are many searches, and products that we offer which will help you
in many ways. As you know there are regulations by the federal
government (FCRA) that only allows certain company's and people
to access credit checks, and credit products. Their are however,
many
products that we offer that will help many people, and

Q: What is required to order credit checks on applicants.
A: In order to
receive a credit check on
a applicant you must get a waver
signed by each applicant that is applying for rentals such as
homes, offices, tools, large equipment, apartments, and others.
You must agree, and sign a agreement with us that you understand
the FCRA, and have agreed to all the terms. You must keep the
signed release form for each applicant for a period of 5 years.
Q: Do you resell my information to other company's?
A: No never - ever..
We will never resell your email, name, or account information.
No information will ever be sold to any company! We use cookie
and other tracking
on our members area so that you will only have to login one
time. The cookies, and tracking information does not track
anything. It just remembers who you are so the system knows it
is you, and not someone else. This is for security as you do not
want someone else using your account. Just one more security

Q: Should the applicant sign anything before I run any
searches on the applicant?
A: Yes you should
get the applicant to sign a release for each search or product
that you order. Although not all searches and products require a
release. It is always a good idea to keep a release on file
for a few years. All credit
checks, and financial searches
require a release, and must be kept on file for 5 years. You may
want to read the FCRA
for all credit checks, and searches that require a release,
or signed document.
Q: How long does it take to receive my reports in my inbox?
A: It depends on
what type of a report you ordered. Some searches only take
approx 2-5 hours, and some take as long as 1 week. Each product
online shows the approximant turn around time. Some new searches
we are adding only take seconds to complete so you will receive
the report back in a few seconds. We call these real time
searches and they are labeled as live time, or real time
searches.
Q: What type of products, and services do you offer?
A: We offer a vast
amount of searches, and products that range from people lookup
searches, credit checks, cell traces, to financial and employment
verifications. Please see our products
for more information on what reports, and products are
available.
Q: Can I use your services for short term rentals?
A: Yes you can use
our services for a number of things. The only thing that we do
not recommend is that you use our services for in house live
time reports. For example if you own a retail store, and a
customer comes in and requests to rent something and then leave
with it in 10 minutes. You would not have the time to order the report,
and get it back in time for the approval process. But this is
changing as you read, for we are starting to offer real time
reports that will be available in minutes and not hours.
Since
we have warning messages, and red flags that notify you of a
potential problem, Renters Check not only gets you the
information you need but also notifies you of a potential
problem.
Q: Is your information guaranteed?
A: Yes with some,
and no with others. It just depends on what type of report you
order. For example criminal records are never
guaranteed as
the only true way to run a criminal check is with finger prints
through NCIC. The FBI, and law enforcement use the same systems
as we do but they can not verify a criminal records until finger
prints are taken. Refunds are not given to searches unless you
are not able to provide enough information for the search, or
the report can not be obtained. Records such as criminal records
that show no match are not refunded, for we completed the
search. Also with a "no record found" or "clear of criminal records",
this is the same as a record
found so you will still be charged for this search.
Q: Do I need to have a release of liability for all searches?
A: Yes this is just
good thinking. You should always get the applicant to sign a
form that releases you of harm, as well as Renters Check. Credit
checks always require the applicant, and you to sign a form that
allows us to send this information to you. Without a release you
can face large fines, and even jail time under the FCRA. You
will be listed as the final viewing party on all credit checks..
For example if your name is "John Doe", and you order a
credit check.. The applicant will later be able to check his or
her credit and see that you "John Doe" checked his or
her credit.
Q: What is warning flags? How can this help me?
A: A warning flag is
a note, or a warning message that we place on reports that may
contain a problem with them that you may over look. For example if
you run a credit check, and criminal record check on an
applicant. The criminal record comes back as "no record found" you
will not have a red flag, or warning message with the criminal
check report. We then run the credit check and find that the
applicant has a bad payment history, liens, and a judgment, we
will place a red flag, or note at the top of the report that notifies
you of a problem that we find. Just another way that Renters
Check will help you!
Q: Is my
information safe on your web site?
A: Yes we have a
secure server, as well as SSL, and your information is safe
online.
Q: Will my
applicant know what I checked, or what products that I ordered
on them?
A: Sometimes the
applicant will know depending on the type of product, or report
that you order. With all credit checks the applicant will know as you
must get a release signed by the applicant, as well as it will
show on the applicants credit file that you checked their
credit. Some searches like SSN verification, criminal, and
others, the applicant will not know. But for example in the state
of Kentucky, the state police will forward a copy of the
applicants criminal record after you order this. It all depends
on the type of search or report that you order.
Q: When is a
release not required?
A: Well you should
always get the applicant to sign a release for records. We offer
alot of searches/ reports that do not require a release, some of
these may include.. SSN verification, Criminal
records, county
records, bankruptcy check, judgment searches, address checks,
moving history's, and many others. A release is required for
employment, credit, evictions, and other types of financial
searches and others that are regulated by the FCRA, and GLB
